At Zygote Property Management, we recognize the uniqueness of each Body Corporate and carefully tailor a management program designed specifically for each. Our services and management programs are flexible enough to adapt to the needs of every client that we serve.

Sectional Title Management Services include, but not limited to, the following:


  • Opening and operating a of bank accounts
  • Arranging for the insurance of the buildings and improvements and any other insurance the Body Corporate may require
  • Assisting and handling of insurance claims on behalf of the Body Corporate
  • Assisting and enforcement of the Rules governing the Body Corporate
  • Assisting and advising the Board of Trustees on the maintenance of the common property
  • Sourcing and negotiating with third party service provider on behalf of the Body Corporate
  • Collection of levies and other income due to the Body Corporate
  • Payment of the Body Corporate accounts
  • Collection of arrears levies and other income on behalf of Body Corporate
  • Preparation of monthly arrears reports and submission to the Board of Trustees


  • Arranging and attending the Annual General Meeting
  • Recording of minutes of meeting attended by ourselves, drafting and dispatching copies to the Body Corporate members.
  • Keeping of all the statutory and other records required by the Body Corporate
  • Assisting and advising the Board of Trustees on matters relating to the Sectional Title Act
  • Preparing and dispatching notices and circulars
  • The issuing of a 15 B Certificate, as determined by the Institute of Estate Agents


  • Preparation of annual budget
  • Preparation of monthly Management Accounts (Budget to actual comparison monthly and year to date)
  • Keeping a full record of the administration including proper book of accounts in terms of GAAP
  • Arrange and prepare for the annual audit of Body Corporate accounts (we prepare a complete audit file for the auditors to save time and costs related to the audit)
  • Acting as public officer of the Body Corporate only for tax purposes
  • Prepare and submit annual tax returns


  • Meter reading between the 15th and 25th of each month
  • Monthly statements and invoices to occupants
  • Attending to the collection of arrears
  • Obtaining and managing the refundable deposits


  • The lifeblood of any Body Corporate is the income it receives from owners in the form of levies and special levies, so adequate control of levy collections is absolutely imperative.
  • Levy defaulters should first be made aware that the money that they owe is not owed to the managing agent or the trustees, but to every other owner in the scheme. Members who do not pay their levies while continuing to enjoy all the facilities are living at the expense of their neighbours.
  • We have developed an effective debt collection mechanism that ensures the financials success of the sectional tiles or homeowners association.
